How fast were Denver homes selling last month? Fastest in the U.S.

Homes in Denver sold faster last month than anywhere else in the country.
Denver was the fastest market, with nearly half of all homes going under contract in just six days, down from 11 days a year earlier. Seattle was the next fastest market with seven median days on market, followed by Portland, Oregon, and Tacoma, Washington at 10 days.
The typical home went under contract in 40 days in the united states, 10 days faster than a year earlier, making April the fastest month on record since 2010 (The earliest we can track)
U.S. home prices rose 6.2 percent to a median sale price of $280,000 in April. Home sales inched up 1.2 percent over last year, constrained by a shortage in the supply of homes. The number of homes for sale fell 13.3 percent, the steepest decline in four years, marking 19 straight months of annual declines.
When it comes to the housing market breaking records, The market tends to accelerate through June so I wouldn’t be surprised if new records for speed and competition are reached in May and June given what we are seeing now.

Colorado Court of Appeals Upholds Lender Responsibility for Assessments Post Foreclosure

On January 24, 2008, the Colorado Court of Appeals affirmed an EL Paso County District Court ruling awarding an association all assessments that were unpaid by the lender who became the owner of a unit after a foreclosure. The Court of Appeals also confirmed that the association was entitled to its costs and reasonable attorney fees associated with the unpaid assessments. Good case law protecting associations in Colorado is limited, so this case is helpful in: Affirming that associations have no obligation to file a notice of lien - lien is perfected by the recording of the declaration pursuant to C.R.S 38-333.3-316. 187K active Gas/Oil leases near neighborhoods, parks and schools in Arapahoe County Colorado

Using data from the Colorado Oil and Gas Conservation Commission, the website’s map shows a total of 187,000 active leases near neighborhoods, parks and schools in Arapahoe County.    The map also shows that 192,000 acres in Arapahoe County contain mineral rights owned by oil and gas companies. The two largest lease and right holders in Aurora are Texas-based companies Anadarko Petroleum Corp. and ConocoPhillips. While not every lease will be developed, the fact these leases were so recently filed and that the oil and gas industry owns the mineral rights under so much of Arapahoe County is clearly a warning sign for elected officials and residents. Our state government exists to protect our citizens, but right now our local governments don’t have the tools to exercise their rights to determine where oil and gas development occurs or how close it should be to our schools, homes and open spaces.
