IDXPro 3.0 Update will launch on: Tuesday 6/17/08

iHOUSE® Denver Metrolist customers are undoubtedly as excited as we are, as they hear more and more about the new version of IDXPro MLS search, soon to release. This version update comes at no additional cost to existing IDXPro customers, so keep an eye out for more information this month! The features they created and enhanced will make an even better user experience for both agent and buyer!
They aimed to improve the already powerful IDXPro bringing the most exciting, effective, and easy–to–use features available today. Look for the Search by Map feature, which allows visitors to select their search area using interactive Google Maps. Another noticeable addition is a highly sophisticated LeadTracker™ system, enabling agents to know who is searching for what listings and when, helping to create optimal communication with HOT, quality leads.

Open houses represent a large commitment of our times as Realtor, sellers. or FSBO . However, to most real estate agents and some For Sale By Owner sellers it's a casual afterthought consisting of putting an open house sign by the front door and praying for good weather and some of the neighbors to stop by. An Open house is intricate exercise of salesmanship and planning and if you are going to have an open house it will be wise to avoid these pitfalls: 1. Poor visibility . Have enough signs to help people find a tricky street and capture drive-by traffic from all major streets surrounding the home. 2. Insufficient directions. In your advertisements and flyers , give specific directions that take prospective buyers past the nearby golf course or other desirable neighborhood landmarks. 3. Competing events. Colorado Court of Appeals Upholds Lender Responsibility for Assessments Post Foreclosure

On January 24, 2008, the Colorado Court of Appeals affirmed an EL Paso County District Court ruling awarding an association all assessments that were unpaid by the lender who became the owner of a unit after a foreclosure. The Court of Appeals also confirmed that the association was entitled to its costs and reasonable attorney fees associated with the unpaid assessments. Good case law protecting associations in Colorado is limited, so this case is helpful in: Affirming that associations have no obligation to file a notice of lien - lien is perfected by the recording of the declaration pursuant to C.R.S 38-333.3-316. Lien priorities are determined by C.R.S. 38-333.3-316, not a declaration. A security interest on a unit which has priority over all other security interests in the unit (e.g. a first deed of trust) must be consensual. 187K active Gas/Oil leases near neighborhoods, parks and schools in Arapahoe County Colorado

Using data from the Colorado Oil and Gas Conservation Commission, the website’s map shows a total of 187,000 active leases near neighborhoods, parks and schools in Arapahoe County.    The map also shows that 192,000 acres in Arapahoe County contain mineral rights owned by oil and gas companies. The two largest lease and right holders in Aurora are Texas-based companies Anadarko Petroleum Corp. and ConocoPhillips. While not every lease will be developed, the fact these leases were so recently filed and that the oil and gas industry owns the mineral rights under so much of Arapahoe County is clearly a warning sign for elected officials and residents. Our state government exists to protect our citizens, but right now our local governments don’t have the tools to exercise their rights to determine where oil and gas development occurs or how close it should be to our schools, homes and open spaces.
