On a recent trip on I-70 to evaluate some land for a client, I was confronted with sad but beautiful image of red forests stretching for miles across the hills. The image of a red "evergreen" contrasting against the green scenery is mesmerizing at first until you take a closer look at red death destroying millions of trees in Colorado. Beetle epidemics across the western United States are becoming more obvious every season with entire landscapes turning red and brown as trees die. In northwest Colorado the beetle epidemics, triggered by extended drought in aging forests, are intensifying at an alarming rate, and there is little that can be done to stop them. Actions can be taken to protect high value areas such as ski areas, developed campgrounds and trees in people’s yards. Hastening Death: Pine beetles carry a fungus on their body and legs. However, to most real estate agents and some For Sale By Owner sellers it's a casual afterthought consisting of putting an open house sign by the front door and praying for good weather and some of the neighbors to stop by. An Open house is intricate exercise of salesmanship and planning and if you are going to have an open house it will be wise to avoid these pitfalls: 1. Poor visibility . Have enough signs to help people find a tricky street and capture drive-by traffic from all major streets surrounding the home. 2. Insufficient directions. In your advertisements and flyers , give specific directions that take prospective buyers past the nearby golf course or other desirable neighborhood landmarks. 3. Competing events. August 2018 Market Statistics Home Sales for Metro Denver

Greater Denver Metro home sales continued to slow slightly, which is typical for this time of year, especially after a strong summer selling season. Year to date, homes sales are down just one percent as compared to last year. Most notably, sellers continued to add new listings of homes for sale to the market—4 percent more than last month. That, combined with homes staying on the market about four days longer than last month, could give your buyers more options and more time to browse. Home Sales In August, 5,455 homes sold, 5% lower than last year and flat as compared to last month. Year to date, sales are only 1% lower than this time last year. There was also a decrease in the number of homes going under contract. Throughout the month, contracts were placed on 5,297 homes, a 3% decrease from last month. Denver area multi-million-dollar homes are selling fast!

Mike Shanahan's Mansion More Denver area multi-million-dollar homes sold in May compared with both a month and a year earlier. In the Denver metro area, there were 232 sales of residential properties priced $1 million and higher in May, which is a 38 percent increase from the same month in 2016 and a 27 percent increase from April. Although there are more sales, buyers of the luxury homes might be getting a deal these days, as the median sales price for luxury properties in May dipped slightly to $1,293,150 compared with $1,296,000 in May 2016. Of the luxury home sales in the Denver metro area, 21 were of properties priced $2 million or more last month, the same as in May of 2016. Seven $3 million-plus homes were sold in May, compared to five in May 2016 and eight $3 million-plus sales last month, The most expensive Denver sale last month was an 11,716-square-foot estate with five bedrooms and six bathrooms, trading for $5,850,000.
