The Real Estate Market is Shifting—And So Are We

Image
It is time for a massive upgrade. Over the years, the real estate market in Douglas County has evolved, and the way buyers and sellers navigate it needs to evolve too. We are seeing incredible opportunities right now, from 1980s and 1990s properties with solid structural bones begging for a high-ROI cosmetic flip, to brand-new construction where you need strict quality control to hold builders accountable. As an electrical engineer and home builder, I approach real estate completely differently than a standard agent. I don't just walk into a house and look at the paint colors or the staging. I am instantly evaluating the mechanicals, inspecting the roof age, and identifying the hidden equity that most people walk right past. My job is to protect your investment and make sure your house is structurally flawless. Welcome to the New Hub for Douglas County Real Estate To bring you better insights, faster data, and a superior search experience, I have officially relocat...

HOUSE FLIPPING: A BEGINNER'S GUIDE FOR SUCCESS

Image
Flipping a house means buying a home with the intention of fixing it up and selling it within six months for a profit. Americans flipped 26,947 single-family homes in Q3 2014, accounting for 4 percent of all home sales in that period, according to real estate data firm Realtytrac. The average gross return for investors was $75,990 per home, up 2 percent from Q2. Flipping houses can be profitable, particularly when home values are rising and interest rates remain at historically low levels. The Federal Housing Administration stopped enforcing anti-flipping regulations—which prohibited insuring any home for less than 90 days—in 2010. If you're looking to get into the home flipping business, follow these four guidelines for the best chance of success. Build a Bankroll Everything in life requires money, and house flipping is no exception. You could take out loans to buy properties, but then you are just creating debt in the hopes of making money. A smart house flipper who w...

12M Consumers May Get Credit-Score Boost Soon

Image
The three largest credit-reporting agencies will begin cleaning up credit reports in July, which could help lift the credit scores of about 12 million consumers. In a survey by the Federal Trade Commission, one in four people say they spot errors in their credit reports, most commonly concerning tax liens and civil judgments. Up to half of tax lien data on a credit report is inaccurate or incomplete. Civil judgments—which means a court has ruled a person owes money—also tend to be ripe with errors or omissions on a credit report, experts say. Consumers can dispute the errors, but the process can be cumbersome. Beginning July 1, Equifax, Experian, and TransUnion will automatically exclude tax lien and civil judgment records from credit reports if they are missing a person’s name, address, Social Security number, or date of birth. Claims that do contain this key information, however, will remain on credit reports. Six percent of Americans with a credit score—or 12 million— likely...

Mortgage Rates Barely Move This Week

Image
Mortgage rates were mostly in a holding pattern this week, which may have been welcome news to borrowers after last week’s uptick. “The 10-year Treasury yield remained relatively flat this week, as did the 30-year mortgage rate, which fell 1 basis point to 4.02 percent,” says Sean Becketti, Freddie Mac’s chief economist. “Markets have been erring on the side of caution following a weak advance estimate for first-quarter GDP and the FOMC’s broadly expected decision to leave rates unchanged.” Freddie Mac reports the following national averages with mortgage rates for the week ending May 4: 30-year fixed-rate mortgages averaged 4.02 percent, with an average 0.5 point, falling slightly from last week’s 4.03 percent average. Last year at this time, 30-year rates averaged 3.61 percent. 15-year fixed-rate mortgages averaged 3.27 percent, with an average 0.5 point, the same average as last week. A year ago, 15-year rates averaged 2.86 percent. 5-year hybrid adjustable-rate mortgages...

Hud closing update

Many of you heard that there was a window of opportunity for us  yesterday  for us to be able to ship for closings for HUD transactions.  As of  5pm yesterday HUD will  no longer accept any more sets of figures for this week and due to the VA holiday.   This mandate will stay in place because these closings are still with MCB and the switch to the three new asset managers still has not taken place and this is for a temporary time only.
