7 residential closings up 700% over the same period in 2007. Absorption Rate is ok at 9.0 months. Its not possible to determine any kind of trend since the first three months of 2007 only saw one sale. but it is very encouraging that the sales are off the roof during the same period in 08. Also checkout the average sales price.

Denver’s average home sale price hits record $487,974 in April

Home sales in metro Denver took an unexpected dip in April, but that didn’t prevent home prices from reaching new highs or temper the frenzy for lower-price properties, according to a report this week from the Denver Metro Association of Realtors. The average price of a single-family home sold in metro Denver reached a new high of $487,974, up 4.2 percent from March and 10.3 percent from a year ago. Buyers closed on 4,389 residential properties last month, according to Wednesday’s report, down 7.4 percent from the number of homes sold in March and down 4 percent from the same month a year ago. The number of homes and condos available for sale at the end of April rose 8.9 percent from the 5,361 on the market at the end of March, a much larger percentage increase than is usually seen between the two months. Such housing is affordable in only 12 counties located in Arizona, Oregon and Washington states, according to the report by the National Low Income Housing Coalition. You would have to earn $17.14 an hour, on average, to be able to afford a modest one-bedroom apartment without having to spend more than 30 percent of your income on housing, a common budgeting standard. Make that $21.21 for a two-bedroom home -- nearly three times the federal minimum wage of $7.25. The minimum hourly wage required to afford rent on a two-bedroom apartment, of course, depends on where you live -- ranging from a low of $11.46 in some counties in Georgia to a high of $58.04 in the San Francisco Bay Area. Man Who Experienced Eye Damage During 1962 Solar Eclipse Gives Warning to Others

A man who damaged his eyes 55 years ago while looking at a partial solar eclipse is warning others about the risks of looking at the sun without protection. In 1962, Lou Tomososki walked home from Marshall High School in Bend, Oregon, with his friend Roger Duval, when the two stopped to watch the partial eclipse occurring in the sky. While they only looked with their naked eyes for a few seconds, the damage the sun caused to Tomososki’s vision would stay with him for the rest of his life. According to Today, Tomososki began to see flashes in his vision, similar to the spots that occur when a picture is taken with a flashbulb.
