The 29 th of September 2014 thunderstorm blew in without much warning during the Centennial /  Highlands Ranch, Colorado early afternoon rush hour. When softball-size hail smashed through the roof of a local restaurant, customer Steve Franklin headed for safety to escape falling debris and glass shards from exploding windows. Franklin, a National Weather Division veteran, knew this fall storm would make national headlines. “The hail punched right through the ceiling,” Franklin said. “The hailstones knocked ceiling tiles loose and rainwater cascaded down from the electrical fixtures. I hid out in the restaurant’s basement room along with the other customers and employees. Buying a House? Write offers that win friends and influences the seller

One that's reasonable and well-written can make a big difference I recently saw two very good examples of how  not  to write and submit an offer for a buyer. I found agents who felt they were representing their buyers, yet failed them both in obtaining what they wanted — a contract on their first home. The first example was an offer I received that had in the special stipulations section a list of 10 items, specifying everything including resurfacing the driveway, replacing the gutters, adding new carpet in the color and choice of the buyer, repainting all interior rooms a color selection made by the buyer, fixing leaks in two specific ceilings and — the part I found most amusing — the HVAC was put on a personal property bill of sales as staying with the property at no cost to the buyer. Household formation could soon be turning a corner, if young adults living with their parents started moving out to form their own households, according to a client note from Capital Economics. Household growth has been abnormally low at about a half a million since 2008. Denver-area rents are soaring three times faster than the U.S. average - a trend making Denverites more likely than their national counterparts to give up rental payments in favor of a mortgage. 187K active Gas/Oil leases near neighborhoods, parks and schools in Arapahoe County Colorado

Using data from the Colorado Oil and Gas Conservation Commission, the website’s map shows a total of 187,000 active leases near neighborhoods, parks and schools in Arapahoe County.    The map also shows that 192,000 acres in Arapahoe County contain mineral rights owned by oil and gas companies. The two largest lease and right holders in Aurora are Texas-based companies Anadarko Petroleum Corp. and ConocoPhillips. While not every lease will be developed, the fact these leases were so recently filed and that the oil and gas industry owns the mineral rights under so much of Arapahoe County is clearly a warning sign for elected officials and residents. Our state government exists to protect our citizens, but right now our local governments don’t have the tools to exercise their rights to determine where oil and gas development occurs or how close it should be to our schools, homes and open spaces. Consumer Demand Brings Rising Home Prices

February Statistics Report Motivated by increasing home values, sellers brought 4,537 new listings to the market in February, a 14 percent increase as compared to last month and a four percent year-over-year increase. The new inventory was quickly scooped up by buyers eager to make purchases, which kept sales strong. The number of properties that sold in February was up 13 percent as compared to last month. Additionally, the number of homes that went under contract was up 15 percent month over month and saw a seven percent year-over-year increase. The decline in the number of available homes that began in July 2014 continued into the first quarter, keeping inventory at historically-low levels. At the close of February, 5,087 active listings were on the market, a one percent decrease over last month and 25 percent lower than last year.
