Colorado watering guidelines for new trees

Have you ever wondered how much water you need for your new trees?
Follow this simple guideline for the first two or three seasons after you plant a tree. (This guide line is good for trees planted in Colorado or other area with similar climates)
Watering session is 10 gallons of water per 1 inch diameter (trunk of the tree) Example: A 3" tree trunk needs 30 gallons per watering session.

Spring: (Mar/May) one watering session every other week
Summer: (Jun/Aug) one watering session every other day
Fall: (Sep/Nov) one watering session every other week
Winter: (Dec/Feb) one watering session every month (if no measurable snow)

Buying a House? Write offers that win friends and influences the seller

One that's reasonable and well-written can make a big difference I recently saw two very good examples of how  not  to write and submit an offer for a buyer. I found agents who felt they were representing their buyers, yet failed them both in obtaining what they wanted — a contract on their first home. The first example was an offer I received that had in the special stipulations section a list of 10 items, specifying everything including resurfacing the driveway, replacing the gutters, adding new carpet in the color and choice of the buyer, repainting all interior rooms a color selection made by the buyer, fixing leaks in two specific ceilings and — the part I found most amusing — the HVAC was put on a personal property bill of sales as staying with the property at no cost to the buyer. Centennial is a Home Rule City by a 2-1 margin
