In a survey by the Federal Trade Commission, one in four people say they spot errors in their credit reports, most commonly concerning tax liens and civil judgments. How would Amazon HQ2 affect rent in Denver?

With Denver on the short list for Amazon.com Inc.'s second headquarters, concerns are being raised about the impact of a $5 billion, 50,000-worker campus in an area that is struggling with housing affordability. Rental costs are on the rise, and a study today from Apartment List shows that Amazon HQ2 would increase those costs an additional 0.8 percent to 1.1 percent per year with the Amazon HQ2. That percent range translates to between $7,751 and $11,452 for a typical Denver renter household over a ten year period. To clarify, the 0.8 percent to 1.1 percent increase in rent is in addition to the baseline rent growth Denver has experienced without HQ2, which according to Apartment List averaged 4.8 percent per year from 2005 to 2015. With low inventory on both homes and rental vacancies, a new headquarters could strain housing further. Vacation Property 1031 Exchange Guidelines

Great News! The IRS will not challenge whether a vacation property qualifies for Section 1031 treatment if certain specified ownership and use requirements are met. The IRS has released Revenue Procedure 2008-16, which provides definite guidelines for a safe harbor vacation property 1031 exchange. To meet the safe harbor requirements, a taxpayer, during the 24 months prior to the sale of his or her vacation home, or within 24 months after the purchase of their vacation property as a 1031 replacement property, must: 1) Rent the property at fair market rent for a minimum of 14 days during each 12- month period of the 24-month period. 2) Limit personal use of the property during each 12-month period of the 24-month period not to exceed the greater of 14 days or 10 percent of the number of days the property is rented at a fair market rent during each of the two 12-month periods. Choosing the right Real Estate Agent

A little advice to all home sellers: When choosing an agent to sell your home, please make sure that they have a full service showing service or company behind them. Some agents (with small and large firms alike) do not bother submitting the listing to a true listing service (saves a couple of bucks) and instead rely on their cell phone to take a message and call back at a latter time that may no longer be appropriate for the showing agent. Remember: If you do not show your home; you are not going to sell it. Second: An agent that gives the lock box combo over the phone is an agent that is compromising the safety of your home, because most of the time they have no way of verifying the credentials of the caller.
