On a recent trip on I-70 to evaluate some land for a client, I was confronted with sad but beautiful image of red forests stretching for miles across the hills. The image of a red "evergreen" contrasting against the green scenery is mesmerizing at first until you take a closer look at red death destroying millions of trees in Colorado. Beetle epidemics across the western United States are becoming more obvious every season with entire landscapes turning red and brown as trees die. In northwest Colorado the beetle epidemics, triggered by extended drought in aging forests, are intensifying at an alarming rate, and there is little that can be done to stop them. Actions can be taken to protect high value areas such as ski areas, developed campgrounds and trees in people’s yards. Hastening Death: Pine beetles carry a fungus on their body and legs. You need to make more than $80,000 a year to afford the median Denver-area home

A new report highlights just how far out of reach home ownership is for many in the Denver metro area. An individual or household needs to make at least $81,349.82 a year in order to afford the median home in the Denver metro area. Compare that to the Denver metro area’s median household income, which was $71,146 in 2015, the latest year for which data are available. The analysis used median single-family home price data from the second quarter of 2017, which amounted to $424,500. That price encompasses the entire metro area and not just the city of Denver. In calculating the salary required, We assumed a 30-year fixed-rate mortgage with a 4.11 percent interest rate and a 20 percent down payment, which would mean a monthly payment of $1,898.16. That includes the principal, interest and estimated taxes and insurance. A 20 percent down payment isn’t always necessary, but putting down less money upfront will lead to higher monthly payments. What your buyers say they like when searching for a home...

Nearly four out of five home buyers worked with a real estate agent to purchase a home. When searching for a home, the most desired features were central air conditioning, an oversized garage, a walk-in closet, and a backyard or play area. The most desired rooms/spaces were garages, living rooms and laundry rooms. Repeat buyers placed more importance than first-time buyers on almost all home features. Over 90 percent of recent home buyers thought energy efficiency was an important consideration when searching for a home to purchase.

August 2018 Market Statistics Home Sales for Metro Denver

Greater Denver Metro home sales continued to slow slightly, which is typical for this time of year, especially after a strong summer selling season. Year to date, homes sales are down just one percent as compared to last year. Most notably, sellers continued to add new listings of homes for sale to the market—4 percent more than last month. That, combined with homes staying on the market about four days longer than last month, could give your buyers more options and more time to browse. Home Sales In August, 5,455 homes sold, 5% lower than last year and flat as compared to last month. Year to date, sales are only 1% lower than this time last year.
