Rent prices in Denver remained the 13th most expensive in the country this October, as one bedrooms slid 1.5% to a median of $1,300, while two bedrooms similarly were down 2.2% to $1,770. Despite this trend, prices in the city are still up between 1-4% this past quarter depending on bedroom type. In terms of neighborhood pricing, asking rents this fall ranged between $700-$2,300 for a one bedroom. The most expensive areas were centered around "the Golden Triangle" ($2,275), "LoDo" ($2,150), and the "Central Business District" ($1,735). More affordable prices could be found to the southwest and east, with neighborhoods primarily priced in the low $1,000’s for a one bedroom.  "Villa Park" on the city's western edge, ranks as the most affordable neighborhood in Denver at $780 for a 1 bedroom in October. Denver-area home prices drop slightly again in August; still up year-over-year

The cost of buying a home in the Denver metro area dipped slightly for the second straight month in August, according to the latest data from the Denver Metro Association of Realtors. The median sale price of all residential properties was $380,000 last month, a decrease of $5,000 from the month before. Compared to the same time last year, however, prices are still up more than 8 percent. While it’s difficult to say if the past couple months are indicative of a trend, Realtors say the numbers do seem to show that the market is cooling down some. 187K active Gas/Oil leases near neighborhoods, parks and schools in Arapahoe County Colorado

Using data from the Colorado Oil and Gas Conservation Commission, the website’s map shows a total of 187,000 active leases near neighborhoods, parks and schools in Arapahoe County.    The map also shows that 192,000 acres in Arapahoe County contain mineral rights owned by oil and gas companies. The two largest lease and right holders in Aurora are Texas-based companies Anadarko Petroleum Corp. and ConocoPhillips. While not every lease will be developed, the fact these leases were so recently filed and that the oil and gas industry owns the mineral rights under so much of Arapahoe County is clearly a warning sign for elected officials and residents. Our state government exists to protect our citizens, but right now our local governments don’t have the tools to exercise their rights to determine where oil and gas development occurs or how close it should be to our schools, homes and open spaces.
