6096 S COVENTRY LANE, LITTLETON, CO 80123 Condition Report





As many of you know some of my real estate deals come from auctions including online auction, as well as county auctions and tax sales. In this case the house on 6096 S COVENTRY LANE, LITTLETON, CO 80123 in for sale on the website www.auction.com
As with any home going through an auction there are no property disclosures, no real way of knowing the history of the home including if any the work was permitted with the proper authorities.
In this case what I saw in this property is pretty bad including some natural and some man made decisions that caused this house to suffer some serious damage.
The buyer of this house needs to be aware that the cost associated with bringing this home up to date will vary in my opining between 225K and 250K. At first look this home sounds as a good investment but crunching the numbers made me stop in my track.
 


Left side of garage: The concrete floor separated from the house: someone tried to caulk it in the past, but it is beyond that now. The driveway needs to be replaced

The same issue on the right side of the garage except the problem is even worst.

 
The garage door is old and has nails sticking out of it. Both doors need to be replaced.
This is on the left side of the garage: Serious brick separation. Brick tucking will not do. It needs support beams and new bricks

Left side of the porch: The bricks pulled away from the house

Drywall cracks from settling

Most windows missing hinges and covers. in my opining most windows will need to be replaced: There are over 40 windows in the house. They are old and need to be replaced
An old subzero refrigerator: It got to go

No stove

Old thermostat (No Air conditioning)

Family room with old texture that does not match the rest of the house. Needs to be scraped

More cracks in the drywall

Front porch needs to be completely redone

Wall is leaning in the front of the house

The wall is not straight, and I am not sure how you fix this part without rebuilding it.
Microwave is missing (good news) because now we can see that they cut the 2x4 without any support behind them. This needs to be repaired ASAP before it creates some serious damage to the house.


Missing Dishwasher

Old and cheap sink and counter top. For this caliper house a new kitchen is in order 30K to 40K 

Serious cracks in the back of the house

Door is jammed and can not be opened because of the settling

Patio door can not be closed because of the settling

Dead grass in the back yard

4 inch settling on the side walkway

Old roof needs to be replaced

Heat registers need to be replaced (About 30 of them)

Settling in basement

Cheap finished basement (Home owner finished probably)

Old boiler needs to be replaced

Bathroom floor is 10 inches in the air :)

More settling 

Basement is supper cheap needs to be redone. I wonder if they floated the 2x4

Warped wood windows

Old tile

Old bathrooms: All need to be replaced



2 Skylights with Mirrors!!


Dead grass on the front of the house as well. I would account for a new sprinkler system.


Gutters need to be replaced

Would I buy this house? Sure for the right price but not for the 400K the bank want.
