Greater Denver Metro home sales continued to slow slightly, which is typical for this time of year, especially after a strong summer selling season. Year to date, homes sales are down just one percent as compared to last year. Most notably, sellers continued to add new listings of homes for sale to the market—4 percent more than last month. That, combined with homes staying on the market about four days longer than last month, could give your buyers more options and more time to browse. How to use one day codes for SentriLock (For Realtors)

How to Use 1 Day Codes You can use the following instructions to open the key compartment of a lockbox with a 1 day code. On the lockbox's keypad, press and hold  ENT . This will "wake up" the lockbox. When the lockbox lights up the keypad, enter your 1 day code. For example 2862745, and press  ENT . The lockbox will open the key compartment. Here are some possible problems and what to do about them: If the  CODE  and  ERROR  lights alternate after you enter a 1 day code, you've entered an incorrect code. You should verify the code with the owner of the lockbox. If pressing the  ENT  key in step 1 above does not wake up the lockbox (that is, the lockbox keypad does not light up), the lockbox owner may have locked the keypad (either with or without intending to). Normally the lockbox unlocks its keypad when a showing agent inserts his or her SentriCard®. Since you are using a 1 day code, you probably do not have a SentriCard®. 187K active Gas/Oil leases near neighborhoods, parks and schools in Arapahoe County Colorado

Using data from the Colorado Oil and Gas Conservation Commission, the website’s map shows a total of 187,000 active leases near neighborhoods, parks and schools in Arapahoe County.    The map also shows that 192,000 acres in Arapahoe County contain mineral rights owned by oil and gas companies. The two largest lease and right holders in Aurora are Texas-based companies Anadarko Petroleum Corp. and ConocoPhillips. While not every lease will be developed, the fact these leases were so recently filed and that the oil and gas industry owns the mineral rights under so much of Arapahoe County is clearly a warning sign for elected officials and residents. Our state government exists to protect our citizens, but right now our local governments don’t have the tools to exercise their rights to determine where oil and gas development occurs or how close it should be to our schools, homes and open spaces. Colorado often experiences severe  hailstorms  that can cause devastating property damage. The Rocky Mountain Insurance Information Association reports that Colorado’s Front Range and Wyoming’s eastern plains, commonly referred to as “hail alley,” receive the highest frequency of large hailstones in North America. Over the past 10 years, hailstorms have caused nearly $1.7 billion in damage to roofs and automobiles in hail alley. The damaging hailstorms generally occur mid-May through late July. Damages incurred to roofs during hailstorms can, however, be reduced with proper roof design and roofing product selection. A properly designed roof structure can substantially reduce hail damage. Several testing agencies have developed the following recommendations for the roof designer: Shingles made with polymer-modified (SBS) asphalt have better resistance to hail damage than shingles made from oxidized asphalt.
