Millennials Striking Out on Their Own (Born 1980 1995)

Household formation could soon be turning a corner, if young adults living with their parents started moving out to form their own households, according to a client note from Capital Economics. Household growth has been abnormally low at about a half a million since 2008. But growth is estimated to have risen to 1.7 million in 2014, up from 400,000 in 2014, according to the Census Bureau's latest Homeownership & Vacancy Survey.

7 residential closings up 700% over the same period in 2007. Absorption Rate is ok at 9.0 months. Its not possible to determine any kind of trend since the first three months of 2007 only saw one sale. but it is very encouraging that the sales are off the roof during the same period in 08. Computer hard drive crash

The first time my computer hard drive was wiped-out, it was about five years ago. I lost few pictures and some files but nothing that my life depended on. Since then I went out and purchased an external hard drive and once a month or so I backed all my files like anyone should. The problem is that when I lost my hard drive last week, I also lost all my work since the last back up. I was able to take the hard drive to a local computer store who charged me $200 to do a level two restoration of all my files. But even with the restoration I still lost some files in my email box. Please please please back up your files because it is only a matter of when your hard drive will crash. I will tell you soon about my new secret weapon.

How fast were Denver homes selling last month? Fastest in the U.S.

Homes in Denver sold faster last month than anywhere else in the country. Denver was the fastest market, with nearly half of all homes going under contract in just six days, down from 11 days a year earlier. Seattle was the next fastest market with seven median days on market, followed by Portland, Oregon, and Tacoma, Washington at 10 days. The typical home went under contract in 40 days in the united states, 10 days faster than a year earlier, making April the fastest month on record since 2010 (The earliest we can track) U.S. home prices rose 6.2 percent to a median sale price of $280,000 in April. Home sales inched up 1.2 percent over last year, constrained by a shortage in the supply of homes. The number of homes for sale fell 13.3 percent, the steepest decline in four years, marking 19 straight months of annual declines. Mortgage volume drops 4.1% as younger buyers bail out

In yet another sign of a "weakening" spring housing market, mortgage applications took a step back last week. The drop may be due in part to higher home prices and, in turn, fewer entry-level buyers able to afford a home. Total application volume fell 4.1 percent on a seasonally adjusted basis from the previous week. The Mortgage Bankers Association's weekly tally was nearly 16 percent lower than the same week one year ago. Purchase applications fell 3 percent for the week but remain 9 percent higher than one year ago. The survey saw relative weakness in the growth of government application volume, suggesting that many potential first-time buyers remain on the sidelines due to the lack of entry-level homes on the market. The year-over-year increase was driven by conventional loans, which tend to be larger, leading to a record high for the average purchase loan size.
