Millennials Striking Out on Their Own (Born 1980 1995)

Household formation could soon be turning a corner, if young adults living with their parents started moving out to form their own households, according to a client note from Capital Economics. Household growth has been abnormally low at about a half a million since 2008. But growth is estimated to have risen to 1.7 million in 2014, up from 400,000 in 2014, according to the Census Bureau's latest Homeownership & Vacancy Survey.

See The Cheapest And Most Expensive Denver Neighborhoods For Renters This Fall

Rent prices in Denver remained the 13th most expensive in the country this October, as one bedrooms slid 1.5% to a median of $1,300, while two bedrooms similarly were down 2.2% to $1,770. Despite this trend, prices in the city are still up between 1-4% this past quarter depending on bedroom type. In terms of neighborhood pricing, asking rents this fall ranged between $700-$2,300 for a one bedroom. The most expensive areas were centered around "the Golden Triangle" ($2,275), "LoDo" ($2,150), and the "Central Business District" ($1,735). More affordable prices could be found to the southwest and east, with neighborhoods primarily priced in the low $1,000’s for a one bedroom.  "Villa Park" on the city's western edge, ranks as the most affordable neighborhood in Denver at $780 for a 1 bedroom in October. 12M Consumers May Get Credit-Score Boost Soon

The three largest credit-reporting agencies will begin cleaning up credit reports in July, which could help lift the credit scores of about 12 million consumers. In a survey by the Federal Trade Commission, one in four people say they spot errors in their credit reports, most commonly concerning tax liens and civil judgments. Up to half of tax lien data on a credit report is inaccurate or incomplete. Civil judgments—which means a court has ruled a person owes money—also tend to be ripe with errors or omissions on a credit report, experts say. Consumers can dispute the errors, but the process can be cumbersome. Beginning July 1, Equifax, Experian, and TransUnion will automatically exclude tax lien and civil judgment records from credit reports if they are missing a person’s name, address, Social Security number, or date of birth. On a recent trip on I-70 to evaluate some land for a client, I was confronted with sad but beautiful image of red forests stretching for miles across the hills. The image of a red "evergreen" contrasting against the green scenery is mesmerizing at first until you take a closer look at red death destroying millions of trees in Colorado. Beetle epidemics across the western United States are becoming more obvious every season with entire landscapes turning red and brown as trees die. In northwest Colorado the beetle epidemics, triggered by extended drought in aging forests, are intensifying at an alarming rate, and there is little that can be done to stop them. Know your rights: New Foreclosure Law Changes in Colorado

For foreclosures started after January 1 2008, the owner no longer has a post-foreclosure sale redemption right. The time allotted to the owner as a post-sale redemption period has been moved prior to the sale, giving owners a longer period of time to cure, and no right to redeem. In the new system, an owner has approximately four months to cure a default in a foreclosure of non-agricultural property, and approximately seven to eight months to cure in a foreclosure of agricultural property. Better lender responsiveness for cure figures: The new statute requires the foreclosing lender to provide cure figures to borrowers in a more timely manner. Consider a situation where shortly after a lender commences a foreclosure, the borrower files a notice of intent to cure. Under the old statute, a lender could provide cure figures as late as the seventh calendar day prior to the foreclosure sale.
