Millennials Striking Out on Their Own (Born 1980 1995)

Household formation could soon be turning a corner, if young adults living with their parents started moving out to form their own households, according to a client note from Capital Economics. Household growth has been abnormally low at about a half a million since 2008. But growth is estimated to have risen to 1.7 million in 2014, up from 400,000 in 2014, according to the Census Bureau's latest Homeownership & Vacancy Survey.

Fed Votes to Raise Key Interest Rate Again

On Wednesday, the Federal Reserve took a largely expected move to raise its key interest rate one-quarter percentage point. This marks the second of three hikes that is expected to occur this year. While mortgage rates aren’t directly tied to the Fed’s key interest rate, rates are still influenced by the movement. Mortgage rates are predicted to start rising, and many homeowners and prospective homeowners are already bracing for an uptick. In a recent survey of home buyers and owners by Berkshire Hathaway, 55 percent of millennials reported discouragement about buying a home due to rising rates. Some 68 percent feel pressured to buy a home before rates increase further. Slowing New Home Construction? Not in Colorado!

Although more home buyers eagerly seeking the dwellings of their dreams, fewer new homes are in bloom this summer. In not-so-promising signs for the housing market, permits to build new abodes, housing starts, and the number of new homes completed dipped in April from the previous month, according to the seasonally adjusted numbers in the latest residential sales report. The numbers of new permits, housing starts and finished homes hitting the market were all up year-over-year in April, according to the report. Housing starts are construction projects that have been started for new residences. It's too early to tell whether the slowdown is temporary or will continue, worsening the housing shortage. I was going through my blog and I came across this feel good article that makes me smile every time I read it: 40 Reasons I Live Where I Live It was originally published in 2012 but the author took it down and I am glad I kept a copy of it. I have lived here since 1991 and I love where I live, and would not trade it for another place. I can eat at a new restaurant every night and never eat in the same place. I'm 25 minutes from an amazing aquarium, a half-dozen fantastic theaters, the airport, a stunning natural history museum, a massive art museum, multiple shopping malls, every type of gym and fitness center you could ever need, and MORE. Denver-area home prices drop slightly again in August; still up year-over-year

The cost of buying a home in the Denver metro area dipped slightly for the second straight month in August, according to the latest data from the Denver Metro Association of Realtors. The median sale price of all residential properties was $380,000 last month, a decrease of $5,000 from the month before. Compared to the same time last year, however, prices are still up more than 8 percent. While it’s difficult to say if the past couple months are indicative of a trend, Realtors say the numbers do seem to show that the market is cooling down some.
