On a recent trip on I-70 to evaluate some land for a client, I was confronted with sad but beautiful image of red forests stretching for miles across the hills. The image of a red "evergreen" contrasting against the green scenery is mesmerizing at first until you take a closer look at red death destroying millions of trees in Colorado. Beetle epidemics across the western United States are becoming more obvious every season with entire landscapes turning red and brown as trees die. In northwest Colorado the beetle epidemics, triggered by extended drought in aging forests, are intensifying at an alarming rate, and there is little that can be done to stop them. Actions can be taken to protect high value areas such as ski areas, developed campgrounds and trees in people’s yards. Hastening Death: Pine beetles carry a fungus on their body and legs. Foreclosure Predators in Colorado

Homeowners falling behind on their payments are also falling victim to foreclosure predators. Once a property owner has missed two or three monthly payments, a lender routinely files a public notice of default with the county recorder’s office. This is the road to formal foreclosure. Scam artists simply have to read the notices to find possible victims. They then descend on the homeowners with an outstretched hand and offer to help, and trick them into signing over title to their homes. Usually, the rescuer is a stranger, who contacts them with a “great offer” to save their home. They say that they or another third party can temporarily “share” or assume title to the homeowner’s property That way, with someone else’s name on the title, struggling homeowners can refinance and improve their credit. You need to make more than $80,000 a year to afford the median Denver-area home

A new report highlights just how far out of reach home ownership is for many in the Denver metro area. An individual or household needs to make at least $81,349.82 a year in order to afford the median home in the Denver metro area. Compare that to the Denver metro area’s median household income, which was $71,146 in 2015, the latest year for which data are available. The analysis used median single-family home price data from the second quarter of 2017, which amounted to $424,500. That price encompasses the entire metro area and not just the city of Denver. In calculating the salary required, We assumed a 30-year fixed-rate mortgage with a 4.11 percent interest rate and a 20 percent down payment, which would mean a monthly payment of $1,898.16. That includes the principal, interest and estimated taxes and insurance. A 20 percent down payment isn’t always necessary, but putting down less money upfront will lead to higher monthly payments.
