Rent prices in Denver remained the 13th most expensive in the country this October, as one bedrooms slid 1.5% to a median of $1,300, while two bedrooms similarly were down 2.2% to $1,770. Despite this trend, prices in the city are still up between 1-4% this past quarter depending on bedroom type. In terms of neighborhood pricing, asking rents this fall ranged between $700-$2,300 for a one bedroom. The most expensive areas were centered around "the Golden Triangle" ($2,275), "LoDo" ($2,150), and the "Central Business District" ($1,735). More affordable prices could be found to the southwest and east, with neighborhoods primarily priced in the low $1,000’s for a one bedroom.  "Villa Park" on the city's western edge, ranks as the most affordable neighborhood in Denver at $780 for a 1 bedroom in October. 1. Weatherize your home and save up to 10% of your heating and cooling costs. A handy homeowner can seal up holes to the outside by weather-stripping doors and window, and sealing windows and gaps along the home’s foundation. 2. Set your thermostat to 68°. Buying a House? Write offers that win friends and influences the seller

One that's reasonable and well-written can make a big difference I recently saw two very good examples of how  not  to write and submit an offer for a buyer. I found agents who felt they were representing their buyers, yet failed them both in obtaining what they wanted — a contract on their first home. The first example was an offer I received that had in the special stipulations section a list of 10 items, specifying everything including resurfacing the driveway, replacing the gutters, adding new carpet in the color and choice of the buyer, repainting all interior rooms a color selection made by the buyer, fixing leaks in two specific ceilings and — the part I found most amusing — the HVAC was put on a personal property bill of sales as staying with the property at no cost to the buyer.
